Do I really need a Property Management company?

Yes. No matter the size of your property, it’s in your best interest to leave the management of your property to experts. At City Commercial Management, we use a team-based service approach, which means we have multiple people invested in the operations of your property at any given time. A property manager oversees a team including an administrative & accounting staff and a property services coordinator who acts as a liaison between maintenance personnel and the tenants. Also, take some time to read our special publication which shows all of the various tasks that go into the day to day management of a commercial property:  click here.  We think you might be surpised!  And equally important are the costs you could be incurring either in missed revenue, overlooked risks, or unnecessary expenses. Professional property management for commercial real estate is an absolute must, and CityCom is well positioned for fill that role.

How does City Commercial Management handle repairs and maintenance issues?

At City Commercial Management, we have systems in place to ensure coverage 24/7/365 and we’ll take care of problems so that you won’t have to spoil your vacation or ruin your holiday worrying about it. After all, this is one reason you hire us!

Also, we have a very good and long standing relationship with our vendors which ensures you get the best rates and quality service in a timely manner. We also have a small in-house maintenance department which can handle routine maintenance and minor repairs on an as-needed basis.

Why not a bigger named firm if I am going to go with a property management company?

It's a little known secret outside of the industry that many of the large real estate companies view their property management divisions as a supplemental profit center. It's not their core business -- they are far more interested in earning the much larger commssions associated with brokerage activities (sales and acquisitions) than they are in the relatively small property management fees. Their property management division is simply a way for them to weather the storm during the up and down cycles of brokerage activities. Also, turn-over tends to be higher at these companies which can be disruptive to the operation of your property.

So....what if you could hire a smaller company that has the more expertise, stability in the business since 1975 with some employees with tenure of 20 years, have active participation from the company's owners, and by a company that has their core business squarely in the commercial property management services sector? That's precisely who we are, and what we do, here at City Commercial Management.  We have a local, talented staff that is readily equipped to give your property the attention it deserves!

How can I monitor the status of my property and payments?

We have systems in place so that you can always monitor your property and payments. Our website has a portal where you can log in after hours to view your property's financial status in real time. Of course, your property manager and our administrative staff are always available to provide whatever data you might need.  At CityCom, we believe in total transparency so our clients can always be well informed.
